Broward – Big Projects

The Broward County Commission will consider two major development projects on Dec. 13, including a lifestyle retail center in Pembroke Pines.

Terra World Investments, an affiliate of Miami-based Terra Group, wants to build the 115,000-square-foot commercial project featuring retail, restaurants and medical offices at 16000 Pines Blvd. The 27.4-acre site currently has a U.S. Post Office facility that is scheduled to be downsized.

Pembroke Pines acquired the property from USPS for $17.88 million in 2015. In January, the city approved a deal with Terra World Investments to sell it the property in two phases for a combined $23.5 million, contingent on the approval rezoning.

The commercial project would go on the first 10 acres. The second phase of the project would be 120 single-family homes, but that’s not included in the county zoning item.

The project was designed by Beame Architectural Partnership.

Self-storage planned in Margate

A property in Margate could be developed with a 130,000-square-foot self-storage facility.

The 2.63-acre site at the southeast corner of North State Road 7 and Northwest 31st Street is just behind the Walgreens at 3000 N. State Road 7. Britom LLC, managed by Brian N. Fettner in Boca Raton and Thomas P. Miko in Boynton Beach. However, the application was filed by Fort Lauderdale-based real estate private equity firm Wheat Capital Management, which specializes in the development of infill self-storage facilities.

Attorney Hope Calhoun represents the developer in the application.
